I even have an app that I send to my clients so they can now search for homes from their phones... Watch below...

The Home Buying Process: Step by Step

Buying a home can be a very intimidating process, especially if you've never done it before. So the first thing you should do before you start is to figure out whether owning a home is right for you.

Take into account that if you do buy a home, there are extra responsibilities and costs that go along with it -- such as lawn care, snow removal, home maintenance and repairs, etc. There are also options such as condos and town houses in which your maintenance is much less!

If you've decided that renting is no longer for you and you want to move into your own home. Where do you begin?

Step 1: Figure out How Much You Can Afford

What are you used to paying for rent? I will not put you into a situation where you are paying much more in mortgage than you already are used to paying in rent unless of coarse you can afford to do so and we sit down and go over your finances. (Fill out the “What can you afford” paper that is attached.) Don't forget to factor in money you'll need for a down payment, closing costs, fees (such as for an appraisal, inspection, moving costs, etc.) and the costs of remodeling or furniture. Remember that you don't always have to put down 20 percent as your parents once did. There are loans available with little to no down payment. There are also options such as a seller assist where the seller of the home can actually give you up to 6% towards closing costs.

Step 2: Find a Real Estate Agent (ME!)

This section doesn’t need much explanation. You already found the best one out there! I am here with you every step of the way!

Step 3: Look for the Right Home

Make a list of the things you need to have in the house you buy. Ask yourself how many bedrooms and bathrooms you'll need, how big you want the kitchen to be, if there's an adequate number of closets and cabinet space and if the yard is big enough or even if you want a yard. You may want lesser maintenance like a condominium.

Once you've made a list of your must-have's, don't forget to think about the kind of neighborhood you want, types of schools in the area, the length of your commute to and from work and the convenience of local shopping.

Most of my buyers are looking online now. When I sit down with you I will set you up with Home Pilot which is your personalized home searching tool. I will explain in more detail when we are together but you can send me any houses from there that you are interested in instead of having to e-mail or call me to give me the address.

I can also set you up with an App where you will be able to search for homes right from your phone for free. You can even do a search of the GPS location you are in!

After you see a few that you would like to take a look at we will then go on “tour”! This is the fun part!

Step 4: Make an Offer on the Home

Now that you've found the home you want, we have to make an offer. Each situation is different so when the time comes I will help you come to a price you and the seller feel comfortable with. If you are getting a sellers assist or the price has already dropped and we feel it is priced right then we may offer full asking price. If it is over priced we obviously will be offering less. I will do a CMA (Comparative Market Analysis) to find out how much comparable homes in the neighborhood have sold for.

Bring your check book because you will need to put down a “good faith deposit” (usually 1% of purchase price but could be less). If we don’t come to agreeable terms then your check is simply returned. If we do then the check goes into escrow. The good faith deposit is to show the seller that you are serious about buying their house and is there so you can’t simply change your mind and walk away. If the deal should fall apart we can get this back but it has to be something legitimate. If you try to walk for no good reason then the seller can fight you for this money.

Step 5: We go under agreement!!!! YAY!

If your offer is accepted we start planning your inspections and get a little more serious about mortgage. There are a couple different inspections you would have opted to get done or not to get done. The main ones are the Home Inspection, termite inspections, and Radon inspection. There are also sewer and water inspections available but they are usually only if the house you are buying doesn’t have public water and sewer.

You will also fill out a mortgage application with in 14 days of going under agreement.

Step 6: One more negotiation

After we do the inspections the Home inspector will send us a detailed report. You and I will discuss what you would like fixed if anything. We then fill out our reply to inspection. The seller will either fix what we ask for, agree to fix some of the things, or offer a credit for you to fix whatever is needed after you settle.

Step 7: Get the Right Mortgage for Your Situation

There are many different types of mortgage programs out there. I will put you in touch with a loan officer who will help find you the program that is right for you. Most likely it will be a Conventional 30 yr or FHA 30 yr loan. With FHA you can put down as little as 3.5%! The program she puts you in will depend on things such as your credit, salary, and how much money you have saved.

There are other loans out there such as a 203K loan for major fixer-upper homes. Again, every situation is different!

After this we will get a mortgage commitment & get your home owners insurance set up. There are some other things such as getting a title report to make sure there is no leans on the house but I will take care of that and let you know if something comes up.

Form to file for your Tax Credit

Housing at Its Most Affordable in Years
One piece of good news coming out of the Great Recession is the increasing affordability of housing.

The typical U.S. family earning the nation’s median income of $64,000 a year could afford to buy 70.1 percent of all homes sold in the United States during the third quarter, according to a report from the National Association of Home Builders and Wells Fargo. The report relied on the government standard of spending no more than 28 percent on housing. In the same quarter of 2008, only 56.1 percent qualified.

The five most affordable areas are:

Indianapolis
Youngstown, Ohio
Detroit
Warren, Mich.
Grand Rapids, Mich.

The five least-affordable areas are:

New York City
San Francisco
Honolulu
Santa Ana, Calif.
Nassau and Suffolk, Long Island, N.Y.

Here is the latest on the First Time Home Buyer Tax Credit being extended. As of last night Senate has passed the bill to be extended until April 30th, 2010. This is a great beginning and is looking good but there are still a few more steps. We should know by next weekend. Here is what they are proposing...

-The Tax credit will be extended an extra year for our wonderful men and women who are serving our country over seas.
-For everyone else it will be extended until April 30th, 2010.
-The salary cap that was $75,000 before the credit started to phase out is being raised to $125,000 for single filers and $250,000 for joint filers.
-If you ALREADY OWN a home and have owned it for at least 5 yrs you can qualify for up to $6500 if you sell your house and buy another.

Decorating for smaller spaces

A lot of people are downsizing these days, whether by choice or necessity. Having a smaller space presents decorating and design challenges, about which misconceptions abound. The number one misconception? That using white will make your space look larger. Not so, say experts. Another mistaken belief is that less and smaller furniture is the only option open to small-space owners. But decorating limited space is more about placement of furnishings and careful color usage.

Let's start with color. It may seem counterintuitive, but sharp, bright colors work best in smaller spaces, with plenty of negative space between. Experts also advise using splashes color in unexpected places like the insides of bookcases, windowsills and radiators. Try picking one wall in every room as your focal or accent wall and paint it a deeper color than the other three.

When it comes to the kitchen, you can afford to go very bold. One hot trend you've no doubt noticed is the deep red kitchen. Another room people tend to go neutral is the bathroom, but this is another place you can have fun with color.

Here are more tips to make the most of your small space:

1.Use mirrors. This isn't so you can check your hair whenever you want, it's to reflect light and create more depth. It really works. Hang mirrors opposite your windows. Hang groups of mirrors as you would groups of pictures.

2.If you have a studio apartment (meaning just one room), don't be afraid to paint different areas of the room different colors. Use screens, hanging fabric, even detached hanging windows to break up the space.

3.You probably have extremely limited storage space, so the best thing in the kitchen is to hang everything.

4.And speaking of storage, you want to think double duty. Use a trunk for an end table, putting your winter sweaters inside. Buy furniture, such as ottomans and tables, that have storage space inside. Put up plenty of shelving. Just be sure to arrange what goes on the shelves in a visually pleasing way.

5.Go ahead and display your collections. Have antique lunchboxes? Stack them on shelves. It will add color and fun to your space.

6.You must create negative space wherever you can in order to reduce a cluttered, claustrophobic feeling.

7.Use sheer window coverings to let in the light.

8.Most importantly, let your own personal style shine through regardless of how much space you have to work with. Let your space reflect who you are, and visitors won't even notice the size.

For many Americans, "coming up" with a down-payment for their first home purchase can be a major roadblock -- and quite often the reason for renting, rather than owning, a home.

A "down-payment" is the difference between the home's purchase price and its mortgage amount. This percentage of the sale price must be paid up-front and can vary by lender, location, and loan program. A higher down-payment generally translates into lower loan interest rate requirements.

Typically, a down-payment comes from personal cash savings, but it can also be a gift that is not to be repaid, or a borrowed amount secured by assets.

While conventional loan down-payments may be close to 20% of the sale price, government loans typically have lower down-payment requirements. This allows potential homebuyers who normally cannot meet down-payment requirements an opportunity to qualify for a mortgage. Keep in mind that down-payments that are less than 20% of the sale price typically require mortgage insurance payments.

Down-Payment Assistance Programs

Fortunately, there are programs and organizations that can help you with your down-payment requirements:

Government Loan Programs - Federal Housing Administration (FHA) and the Department of Veterans Affairs (VA) may offer assistance in paying your up-front cash requirements. These programs can significantly reduce your down-payment requirements. You may also want to contact your local Department of Housing and Urban Development (HUD) Community Builders to find out what local down-payment assistance programs are available.

State Housing Authorities - State agencies may offer down-payment assistance programs in your state.

Private Mortgage Insurance - Private insurance companies that offer you the opportunity to finance some of your down-payment requirements. This allows lenders to accept lower down-payments than they would normally allow.

NewContractor Law Goes Into Effect on July 1

In 2008, the Pennsylvania Legislature passed the Home Improvement Consumer Protection Act. The Act requires that all contractors who perform home improvements valued at $5,000 or more a year must register wih the Attorney General's office. All contractors who qualify must register before July 1, 2009 or may face penalties for performing work after the deadline.

to keep your house comfortably

• Use compact fluorescent light bulbs
with the ENERGY STAR® label.

• Air dry dishes instead of using your
dishwasher’s drying cycle.

• Turn off your computer and monitor
when not in use.

• Plug home electronics, such as TVs
and DVD players, into power strips;
turn the power strips off when the
equipment is not in use (TVs and
DVDs in standby mode still use
several watts of power).

• Lower the thermostat on your
hot water heater to 120°F.

• Take short showers instead of

clothes.

• Drive sensibly. Aggressive driving
(speeding, rapid acceleration and
braking) wastes gasoline.

• Look for the ENERGY STAR label
on home appliances and products.

First time home buyer tax Credit

*It is up to $8000 or 10% of the purchase price of the home which ever is less.

*If you haven't owned a home in the past 3 years you may be eligible.

*No repayment for purchases on or after January 1, 2009 and before December 1, 2009.

*If house is sold within 3yrs of purchase the entire amount will need to be recaptured upon sale of the home. (This is to prevent flips)

* Principle residences only. (Must be used as your primary residence)

* It starts to phase out if your income is more than $75,000.

*Sorry to mention if you bought from April 9,2008- January 1, 2009 you are only eligible for the previous $7,500 tax credit and it must be repaid over the 15 years. This could change.

-For more information on if you qualify please consult a tax professional or real estate attorney.

-There has been talk about being able to use the tax credit as downpayment money. It has not been finalized yet and they don't know where the money will be coming from. I will keep you up to date as soon as I find out any more info!
